Position 1


Old South Asset Management Co. is seeking a Part-Time Bilingual Assistant Manager

to join our team at our mobile home park communities.


**Qualifications:**

- Self-motivated with a strong desire for success.

- Excellent communication skills for managing residents.

- Respectful and firm when dealing with disgruntled tenants.

- Efficient in following through with rent collections and responding to prospective customer calls promptly.

- Capable of promoting sales, tracking prospective buyers, following leads, calling customers, and assisting in closing sales.

- Able to perform lot inspections within the community.

- General computer knowledge and a willingness to learn.

Position 2


Storage Zone is looking for an initiative-taker with an enthusiastic desire to be successful, who possesses the skills, aptitudes, and abilities to perform each duty proficiently. Someone who has a cheerful / positive outlook toward all this property has to offer.

Storage Zone We are looking for a Bilingual Full-time manager to run our beautiful self-storage facility in Greenville, SC

 

Work schedule will be Monday -Friday 9:00am-5:00pm. May occasionally need to work Saturday 9 am to 1 pm to cover if part time assistant is out.

PAY:

Hourly wage plus bonuses. We are looking for an initiative-taker with an enthusiastic desire to be successful, who possesses the skills, aptitudes, and abilities to perform each duty proficiently. Someone who has a cheerful / positive outlook toward all this property has to offer. This job requires that you work alone. Must be able to perform work without supervision and manage time well, able to sit for extended periods of time, walk a good distance, be physically able lift 30lb, bend, turn, stretch and climb a short step ladder. Will need to possess a reliable vehicle, have a valid driver’s license, and be able to pass a background and credit check.

Be dependable and maintain regular office hours. You will be spending time working inside the office, outside on the grounds, driving to local businesses for marketing purposes plus Driving to the bank for deposits and to nearby stores to purchase supplies for the office.


Job Duties, Office

· Renting self-storage units & parking spaces.

· Showing customers units, assess customers storage needs and make suggestions on size, being polite and respectful, listening to customers’ needs and unique situation

· Understanding the key features and benefits of the facility/ company, how to explain them to customers and presenting these features /benefits at all opportunities.

· Answering phone and ensuring that calls are answered in a professional and timely manner

· Converting telephone and walk in inquiries into rentals

· Collecting and posting payments

· Greeting potential and current customers promptly in a manner that is friendly, enthusiastic, and professional.

· Following up with all online reservations and rentals.

· Accurately processing a daily close and Making deposits

· Prepare daily, weekly, and monthly reports accurately and on time

· Be Proficient with Microsoft office, email, and other windows-based programs, with the ability to learn new software as required.

· Be organized and keep up to date files/ records for each customer including lease, addendums, and all correspondence.

· Help keep customers current with payments by Making collection calls and send reminder notices per company standards

· Send out auction notices and advertisements per company requirements.

· Meet or exceed net rental goal each month

· Achieve and maintain occupancy and revenue goals each month, maximizing revenue by limiting concessions, discounts, and waived late fees.

· Be capable and willing to travel to other locations as needed

· Be able to monitor after-hours calls for emergencies only.

Grounds

· Doing a daily walk through of property to assure that all units are locked and secure.

· Picking up the grounds of all trash or debris

· Daily storage unit inspections to confirm inventory availability and ensure that spaces are ready to rent plus notating if any repairs need to be done.

· Contacting vendors and contractors to do all repairs

· Oversee contractors and third-party vendors to ensure that repairs are complete and correct.

· Cleaning out units when a customer moves out, this may include removing some lightweight items out of the unit and to the dumpster. Sweeping and mopping the floor, wiping down walls and doors.

· Maintaining an elevated level of cleanliness in the office, bathrooms, and grounds.

· Capable of safely operating a golf cart.

Marketing

· Perform in-store marketing on social media platforms, Facebook, craigslist, Instagram, and others.

· Perform off site marketing by visiting local businesses and apartment complexes each week

· Effectively use company provided marketing materials to enhance marketing activities.

· Brainstorm and implement creative new ways to market property.

· Create and keep a current marketing log to track marketing activities.


Job Type: Full-time

Pay: $37,200.00 - $49,200.00 per year
